Where it is
The 2025-2045 Comprehensive Plan, passed by the City Council on Oct. 14, 2025, says:
- Dunwoody Village is “clustered just north of the intersection of Chamblee Dunwoody Road and Mount Vernon Road” and “has long served as the commercial ‘heart’ of the local community.”
- It was first developed in the early 1970s as “a collection of suburban-style shopping centers” in an architectural style “emulating colonial Williamsburg.”
- It has two grocery stores, health care providers, offices, restaurants, day care centers, a public library and an arts center, but “lacks a central greenspace.”
- Using Esri Business Analyst and CoStar figures, the plan counts 146 acres, at least 79 housing units, 80 businesses and 699 jobs, with 1.1% of retail space vacant.
The plan’s core covers the strip shopping centers on Chamblee Dunwoody Road and the west side of Dunwoody Village Parkway, and its transition area covers the smaller offices and the one townhouse development next to the neighborhoods. The post office and nearby buildings are named as near-term redevelopment opportunities. The plan allows 2 to 5 stories in the core and 1 to 3 in the transition area.
The city’s address data has 253 addresses in the area, all in ZIP code 30338.
Homes
The Dunwoody Village townhouse community, completed in 2021, added 79 brick townhouses on the district’s eastern edge in place of four office buildings, the plan says. The city’s map of subdivisions and multifamily buildings also lists three condominium communities here: Dunwoody Arbor, Dunwoody Commons and Dunwoody Exchange.
