Zillow’s Observed Rent Index put the typical asking rent in Dunwoody at $1,758 a month in August 2026, up 2.3% from $1,719 a year earlier. The index measures asking rents on listed homes and apartments, not what sitting tenants pay.

The wider Atlanta market

The Federal Housing Finance Agency’s all-transactions house price index for the Atlanta-Sandy Springs-Roswell metro division rose 1.0% from the second quarter of 2025 to the second quarter of 2026. It slipped 0.4% from the first quarter of 2026 to the second. The FHFA index tracks repeat sales and refinance appraisals on homes with conventional mortgages, so it moves differently from Zillow’s estimates.

How to read these numbers

  • The Zillow Home Value Index estimates the typical value of homes in the middle third of the market, houses and condos together, seasonally adjusted. It is not a median sale price, and a single home can be worth far more or less.
  • Sale prices for individual homes are public in Georgia. Our weekly real estate transfers list recent Dunwoody sales from the public record.
  • Your assessment comes from the DeKalb County Property Appraisal Department, which values property at fair market value each year. See our property tax guide for how to appeal.
