Dunwoody's typical home value hit a record $667,282 in September, up 2.4% in a year, Zillow says. Zillow also revised its past figures down. Neighbors compared.

The typical Dunwoody home was worth $667,282 in September, the highest figure on record for the city. That is up $15,749, or 2.4%, from $651,533 a year earlier.

The figures come from the Zillow Home Value Index, which Zillow Research publishes monthly. Its series for Dunwoody starts in January 2000.

The index rose 0.2% from August to September. Dunwoody ranks 11th of 551 Georgia cities in the index.

Zillow revised its past figures

This month’s release also rewrote the months before it. Zillow revises its index as new sales data comes in, and this time the revision was large.

  • August 2026: now $665,701. Last month Zillow put it at $672,389, the figure in our October report.
  • August 2025: now $648,828, down from $655,346.
  • The one-year change to August is still 2.6%, because both ends moved down by about the same amount.

So the level is lower than it looked a month ago, but the direction has not changed. Values are still rising slowly, and September is a new high in the revised series.

The index is not a sale price. It is a smoothed, seasonally adjusted estimate of what a home in the middle third of the market is worth, houses and condos together.

A slow, steady climb

In the revised figures the index dipped slightly in the spring and summer of 2025. It has risen every month since August 2025.

Month Typical home value
September 2025 $651,533
December 2025 $659,324
March 2026 $662,794
June 2026 $664,664
September 2026 $667,282

Over 10 years the rise is much larger. The index stood at $407,250 in September 2016, so September’s value is up 64% since then. Most of that came between September 2020 and September 2022, when it climbed from $462,037 to $599,939.

Rents and new homes

Rents barely moved. The Zillow Observed Rent Index put the typical asking rent in Dunwoody at $1,754 in September. That is down 0.2% on the month and up 1.9% from $1,721 a year earlier. Dunwoody ranks 84th of 151 Georgia cities in that index.

Few new homes are being added. The Census Bureau’s Building Permits Survey shows the city authorized two housing units in September, both single-family houses, with a construction value of $2,065,189. Those are permits, not homes started, and the bureau revises the figures in its annual file.

What it means for you

  • Owners: values are at a high, but growing by only a few percent a year. DeKalb County mails assessment notices in late spring, and our property taxes page explains how to appeal.
  • Sellers and buyers: check recent sales, not the index. Zillow’s estimate for a single month can move by thousands of dollars when it is revised. Our real estate transfers column lists recorded sales.
  • Renters: asking rents have risen more slowly than home values and dipped slightly in September.
