Dunwoody's typical home value reached a record $672,389 in August, up 2.6% in a year, Zillow says. How that compares with Sandy Springs, Brookhaven and Chamblee.

The typical Dunwoody home was worth $672,389 in August, the highest figure on record for the city. That is up $17,043, or 2.6%, from $655,346 a year earlier.

The figures come from the Zillow Home Value Index, which Zillow Research publishes monthly for cities, counties and ZIP codes. Its record for Dunwoody goes back to January 2000, and August’s value is the highest in that series.

The index is not a sale price. It is a smoothed, seasonally adjusted estimate of what a home in the middle third of the market is worth. Zillow revises past months as new data comes in.

Rents and new homes

Few new homes are being added. The Census Bureau’s Building Permits Survey shows the city authorized four housing units in August, all single-family houses, with a construction value of $3,757,537. Those are permits, not homes started, and the bureau revises the figures in its annual file.

What it means for you

  • Owners: a higher index usually means a higher assessed value. DeKalb County mails assessment notices in late spring, and you have 45 days to appeal. Our property taxes page explains how.
  • Buyers: the index is an estimate, not a list price. Recent sales near a home you are watching are a better guide. Our real estate transfers column lists recorded sales.
  • Renters: asking rents have risen more slowly than home values over the past year.
