Due dates
DeKalb bills in two installments, due Sept. 30 and Nov. 15. When a due date falls on a weekend it moves to the next business day, which is why 2026’s second installment is due Nov. 16. Paying the full year at once means paying by Sept. 30.
- Bills are mailed in August to the owner of record on Jan. 1, and to a new owner if the deed changed after that.
- The county does not send bills to mortgage companies. If your taxes are escrowed, check with your lender.
- Not getting a bill does not excuse the tax.
- A 5% penalty applies to each late installment. A mailed payment counts only with a U.S. Postal Service postmark by the due date; metered or kiosk postage dates are not accepted, the commissioner’s office says.

The 2026 rates for Dunwoody
Rates are set in mills: one mill is $1 of tax for each $1,000 of assessed value. From the tax commissioner’s 2026 millage rate sheet (PDF), revised July 15, 2026:
| Levy | Mills |

The county police levy is zero for Dunwoody, which has its own city Police Department. Commercial property inside the Perimeter Community Improvement District pays another 4.000 mills, for 44.199.
The city says its rate rose from 2.74 to 3.04 mills in 2022. Homestead properties in Dunwoody get a 1-mill city reduction, which the city says makes its effective rate 2.04 mills, and homestead properties are eligible to have their assessments frozen against increases in city taxes.

How your bill is figured
The Property Appraisal Department values property at 100% of fair market value and taxes it on 40% of that value, the assessed value. A home valued at $500,000 has an assessed value of $200,000; at 40.199 mills, that is $8,039.80 before any exemption. The tax commissioner lists the basic annual sanitation assessment for a single-family home at $362.30.
Homestead exemptions
You must apply; exemptions are not automatic, and neither your lender nor your closing attorney can file for you. To qualify you must own and live in the home as your primary residence on Jan. 1, register your vehicles in DeKalb at that address, hold a Georgia driver’s license or ID showing the address, and claim no homestead anywhere else. Applications are taken in person year-round; online filing for the current tax year runs from Jan. 1 to mid-July. File through the county’s basic exemption application.
Dunwoody’s city exemptions are granted with the county’s, according to the tax commissioner’s exemptions page:
- Basic: $10,000 off assessed value plus a 1-mill reduction.
- Senior: age 65 with Georgia net income of $15,000 or less, $14,000 off assessed value plus a 1-mill reduction.
A county homestead exemption also brings a freeze on the assessment for county taxes. The freeze does not apply to school, city or state taxes. Special exemptions, based on income, cover homeowners 62 and older, disabled residents and disabled veterans.
How to appeal your value
The Property Appraisal Department mails an annual assessment notice in late spring. You have 45 days from the date on the notice to appeal. File online through the property search, or by letter, by mail or in person, with your parcel number, address and phone number, the route you choose, your opinion of value and your evidence. Appeals are not accepted by fax or email.
- Board of Equalization: any grounds, no charge.
- Nonbinding arbitration: value only; a $217 filing fee and a certified appraisal.
- Hearing officer: only non-homestead property valued over $500,000.
If your appeal is still open when bills go out, you are billed on a temporary value and settle the difference later.
