Where it is
On this page the area is the part of Dunwoody south of Mount Vernon Road and west of Tilly Mill Road, outside Dunwoody Village, Ashford and Perimeter on the west and Georgetown and the Brook Run area to the south. The city’s 2025-2045 Comprehensive Plan, passed by the City Council on Oct. 14, 2025, puts it in two character areas:
- Suburban Neighborhoods, 70% of the city’s land, where the plan says most lots are over a quarter acre and only 10% of neighborhoods have sidewalks.
- Civic Campus, which “covers two flagship institutions”: Georgia State University’s Dunwoody commuter campus, on 100 acres, and the Marcus Jewish Community Center, which “has anchored the community since 1961” on its 52-acre Zaban Park campus. Between them, the plan says, is the Berman Commons assisted living and memory care community.
The city’s address data has 3,239 addresses in the area, almost all of them homes with their own street address, not apartment units, and all but a handful are in ZIP code 30338.
Homes
The city’s map of subdivisions lists more than 120 subdivisions here. The largest by area include Village Mill, Vernon Ridge, Ashford Chase, Meadowlake, Heritage at Dunwoody, Cambridge Estates, Springfield and Mount Vernon Springs. Townhome communities include Ashworth Manor, Ashworth Place and Chateau Club.
The plan says the most common change in Dunwoody’s neighborhoods is “replacing a small single-unit house with a much larger, more expensive one,” and that it will avoid significant changes to single-family zoning.
