Where it is
The 2025-2045 Comprehensive Plan, passed by the City Council on Oct. 14, 2025, has three character areas here:
- Winters Chapel is “located on the far east side of the city along the border with Peachtree Corners” and is “one of the least intensely developed centers in Dunwoody.” Its commercial area has small strip shopping centers, ranch houses converted into businesses and a few small business parks. A large part of the area is a cemetery, and an electric substation and power lines run through it. Some properties lie in both Dunwoody and Peachtree Corners, the plan says.
- Peachtree Boulevard is in “the southeast corner of the city” along Georgia 141, Peachtree Boulevard, and Winters Chapel Road. Its main land use is apartments, with a few businesses at the Peachtree Boulevard and Winters Chapel intersection. The plan says “the majority of Dunwoody’s less expensive housing units are located here” and wants any redevelopment to add more homes than it replaces.
- Water Works is the county’s Scott Candler Water Treatment Plant, bordered by Peeler and Winters Chapel roads, with houses to the west and apartments and townhouses to the south and east.
The city’s address data has 1,288 addresses in this area, mostly apartment and condo units, and every one is in ZIP code 30360.
Homes
The city’s map of subdivisions and multifamily buildings lists the Dunwoody Glen, Lacota and Peachtree Place North apartments, the Williamsburg Manor and Wintercrest townhomes, and the Winter Rose and Winterhaven subdivisions here. North of the Winters Chapel crossroads, the plan says, are ranch-style houses, townhouses and “some almost rural-style residential” lots.
The plan allows 1 to 4 stories at the Winters Chapel crossroads and 2 to 10 on Peachtree Boulevard, and it suggests looking at housing on Georgia Power land.
Schools
Of the addresses in this area, this is how they split in the DeKalb County School District’s attendance zone map for 2026-27. Scores are 2025 College and Career Ready Performance Index (CCRPI) figures from the state’s School Grades report.
| Level | School | Share of addresses | 2025 CCRPI |

| High | Dunwoody High (report card) | 100% | 76.7 |
| Middle | Peachtree Middle (report card) | 100% | 71.0 |
| Elementary | Hightower Elementary (report card) | 58% | 76.2 |
| Elementary | Kingsley Elementary (report card) | 42% | 80.0 |
The state averages were 76.9 for high schools, 78.4 for middle schools and 78.6 for elementary schools. Hightower Elementary, 4236 Tilly Mill Road, has a Doraville mailing address. More in our Dunwoody schools guide.
Home values
The typical home value in ZIP 30360 was $503,274 in August 2026, up 0.88% from $498,872 in August 2025, according to the Zillow Home Value Index. The index is a modeled typical value for the middle third of homes, not a sale price. ZIP 30360 also covers neighborhoods west of here, around Tilly Mill and North Peachtree roads. The citywide Dunwoody figure was $672,389, up 2.6% on the year. More in our home prices guide.
Parks and trails
- Windwood Hollow Park, 4865 Lakeside Drive, on the area’s north side: tennis, pickleball, a playground, a pavilion and a trail, by the city’s park list. The plan says it has “both recreation and nature trails.”
- Winters Chapel Path: the plan calls for extending it from Charmant Place to Peeler Road with Peachtree Corners, and for a multi-use path on Peeler and Tilly Mill roads between North Peachtree Road and Winters Chapel Road.
- Cemeteries: the plan suggests working with Eidson Cemetery and North Atlanta Memorial Park to open them as public greenspace.

How we drew this area
Winters Chapel, Peachtree Boulevard and Water Works are character areas in the city’s comprehensive plan. School shares come from every address point inside those edges in the city’s GIS data, matched to the district’s attendance zones on Oct. 5, 2026. Store locations are © OpenStreetMap contributors.
