Where it is
The city’s 2025-2045 Comprehensive Plan, passed by the City Council on Oct. 14, 2025, puts all of this area in its Suburban Neighborhoods character area, which covers 70% of the city. The plan does not divide those neighborhoods, so on this page the area is the part of Dunwoody east of Tilly Mill Road and north of Peeler Road, west of the Winters Chapel area, out to the city line.
The plan says Dunwoody’s neighborhoods have mostly quarter-acre-plus lots, cul-de-sac streets and few sidewalks: only 10% of neighborhoods have them. It lists funding sidewalks on Tilly Mill Road from North Peachtree Road to Lost Mine Trail among its projects.
The city’s address data has 2,536 addresses in the area, almost all of them homes with their own street address, not apartment units. The area is split between two ZIP codes: 52% are in 30338 and 47% in 30360, with a few in 30350.
Homes
The city’s map of subdivisions lists more than 100 subdivisions in this area. The largest by area include Kingsley, Waterford, DeKalb Highlands, Sara Lake Estates, Pinebrook Hills, Fontainebleau Forest and North Peachtree Woods. The map lists one townhome community, Hampton Park.
The plan says it will “avoid making significant changes to existing single-unit zoning districts” in the suburban neighborhoods. Cottage courts, small plexes and townhouses can be considered only on sites along certain main roads within a quarter mile of a commercial center.
Schools
Of the addresses in this area, this is how they split in the DeKalb County School District’s attendance zone map for 2026-27. Scores are 2025 College and Career Ready Performance Index (CCRPI) figures from the state’s School Grades report.
| Level | School | Share of addresses | 2025 CCRPI |
|---|---|---|---|
| High | Dunwoody High (report card) | 100% | 76.7 |
| Middle | Peachtree Middle (report card) | 100% | 71.0 |
| Elementary | Kingsley Elementary (report card) | 97.5% | 80.0 |
| Elementary | Dunwoody Elementary (report card) | 1.6% | 83.5 |
Under 1% of addresses are zoned for Vanderlyn Elementary. The state averages were 76.9 for high schools, 78.4 for middle schools and 78.6 for elementary schools. Kingsley Elementary is at 2051 Brendon Drive. More in our Dunwoody schools guide.

- ZIP 30360: $503,274, up 0.88% from $498,872
The index is a modeled typical value for the middle third of homes, not a sale price, and each figure covers the whole ZIP code, including apartments and condos elsewhere in it. The citywide Dunwoody figure was $672,389, up 2.6% on the year. More in our home prices guide.

How we drew this area
The city’s plan puts this area in its Suburban Neighborhoods character area. We split that character area along Mount Vernon Road, Tilly Mill Road and Peeler Road, main roads the plan names.
