Where it is

The 2025-2045 Comprehensive Plan, which the City Council passed Oct. 14, 2025, according to Rough Draft Atlanta, makes Perimeter one of its 11 character areas. It says:

  • The area covers “the southwestern corner of the city, just north of I-285 and east of GA400.”
  • Its core stretches north to Meadow Lane Road and east to the properties fronting Ashford Dunwoody Road, with high-rise offices and apartments, mid-rise mixed use and low-rise shopping centers.
  • A “transition” area on the north and east sides has townhouses, apartments, offices and shopping centers at a smaller scale, and is meant to step down toward the neighborhoods.
  • Recent and planned projects include High Street and the State Farm headquarters, and the plan names Perimeter Mall as “a major opportunity for mixed-use redevelopment.”

The plan, using Esri Business Analyst and CoStar figures for 2024, counts 10,296 residents, 5,276 housing units and 21,779 jobs in Perimeter. The city’s address data has 6,276 addresses in the area, most of them apartment and condo units. Of those, 72% are in ZIP code 30346 and 28% in 30338. The area is inside city limits, so the Dunwoody Police Department patrols it.

Homes

The city’s map of subdivisions and multifamily buildings lists 14 apartment communities here, among them Post Crossing, The Point at Perimeter, Walton Ashwood and Heights at Perimeter Center. It lists four condominium buildings, including The Manhattan and Prescott at Park Place, and two townhome communities, The Gramercy and Townsend at Perimeter. It lists no single-family subdivisions inside the area.

The plan allows buildings of 3 to 16 stories in the core, and up to 36 with a special land use permit, and 2 to 6 stories in the transition area.

Schools

Of the addresses in this area, this is how they split in the DeKalb County School District’s attendance zone map for 2026-27. Scores are 2025 College and Career Ready Performance Index (CCRPI) figures from the state’s School Grades report.

Level School Share of addresses 2025 CCRPI

Middle Peachtree Middle (report card) 100% 71.0
Elementary Dunwoody Elementary (report card) 85% 83.5

How we drew this area

Perimeter is a character area in the city’s comprehensive plan. Its edges here follow the city’s own character area map layer, less the Ashford area the 2025 plan split off to the north. School shares come from every address point inside those edges in the city’s GIS data, matched to the district’s attendance zones on Oct. 5, 2026. Store locations are © OpenStreetMap contributors.
