Where it is

On this page the area is everything in Dunwoody north of Mount Vernon Road, outside Dunwoody Village. The city’s 2025-2045 Comprehensive Plan, passed by the City Council on Oct. 14, 2025, puts almost all of it in the Suburban Neighborhoods character area and its corner in the Jett Ferry character area:

  • Jett Ferry is “a small local commercial center that is split between Dunwoody and Sandy Springs,” at the corner of Dunwoody Club Drive and Mount Vernon Road. In Dunwoody it has two strip shopping centers, Williamsburg and Mount Vernon, and small office buildings. The plan puts its retail vacancy at 26.3% and says the Mount Vernon center’s anchor space is vacant. It is the smallest character area, at 24 acres, with no homes in it.
  • Suburban Neighborhoods cover 70% of the city’s land. The plan says most lots are over a quarter acre and fewer than 2% are larger than an acre, that streets often end in cul-de-sacs, and that only 10% of neighborhoods have sidewalks.

The city’s address data has 3,495 addresses in the area, almost all of them homes with their own street address, not apartment units. Of those, 96% are in ZIP code 30338 and 4%, along the northern edge, in 30350.

Homes

The city’s map of subdivisions lists more than 120 subdivisions in this area. The largest by area include Dunwoody Club Forest, Dunwoody Club Forest West, Redfield, Wynterhall, Mill Glen, Verdon Forest and Withmere. The map also lists the Dunwoody Club and Fairfield townhomes.

The plan expects little change here beyond “one-to-one redevelopment of older, ranch-style houses” replaced with larger ones, and it says it will “avoid making significant changes to existing single-unit zoning districts.” At Jett Ferry it allows 1 to 3 stories and suggests adding housing to support the shops.
