Georgetown is Dunwoody’s southern gateway, the cluster of apartments, condominiums, office parks and shopping centers around Chamblee Dunwoody and North Shallowford roads just north of I-285. The city’s plan calls it “a major gateway into Dunwoody” and says it offers “the most variety of commercial and residential development, second only to Perimeter.”

Where it is
The 2025-2045 Comprehensive Plan, passed by the City Council on Oct. 14, 2025, splits the area in two:
- Georgetown West sits “just north of I-285” between Perimeter and Dunwoody Village “in terms of scale and character,” with strip shopping centers, mid-rise offices and apartment buildings. Its core runs along and between Chamblee Dunwoody Road and North Shallowford Road.
- Georgetown East is “one of Dunwoody’s southern gateways with direct access to I-285.” First Baptist Church Atlanta and its parking lots are its largest use, with older condominiums and apartments and a few businesses on Cotillion Drive.
Using Esri Business Analyst and CoStar figures, the plan counts 496 acres, 5,575 residents and 3,278 housing units in Georgetown. It says the area has “no clear center,” and that office vacancy rose from 7.5% in 2023 to 21.2% in 2024 after the Dunwoody Park and Lofts office park was sold. The plan expects 450 to 1,000 more households here and calls for a new master plan.
The city’s address data has 4,214 addresses in the area, all in ZIP code 30338.
Homes
The city’s map of subdivisions and multifamily buildings lists, among others:
- Apartments: 45Eighty Dunwoody, Dunwoody Gables, Dunwoody Trails, Dunwoody Village Apartment Homes, Perimeter Gardens at Georgetown, Riva, The Columns at Lake Ridge and Two Blocks.
- Condominiums: Dunwoody Court, Madison Square at Dunwoody, Sterling of Dunwoody, The Terraces of Dunwoody, Wellington Place and Wrens Cross.
- Townhomes: Dunwoody Green, Dunwoody Towneship and Georgetown Square.
The plan says recent projects added small-lot houses at The Enclave at Dunwoody Park and townhouses at Georgetown Square. It allows 2 to 10 stories in the Georgetown West core and up to 3 at its edges.
Schools
Of the addresses in this area, this is how they split in the DeKalb County School District’s attendance zone map for 2026-27. Scores are 2025 College and Career Ready Performance Index (CCRPI) figures from the state’s School Grades report.
| Level | School | Share of addresses | 2025 CCRPI |
|---|---|---|---|
| High | Dunwoody High (report card) | 100% | 76.7 |
| Middle | Peachtree Middle (report card) | 100% | 71.0 |
| Elementary | Chesnut Elementary (report card) | 59% | 70.2 |
| Elementary | Dunwoody Elementary (report card) | 41% | 83.5 |
The state averages were 76.9 for high schools, 78.4 for middle schools and 78.6 for elementary schools. Chesnut Elementary scored 94.5 in 2024; single-school scores can swing a lot from year to year. More in our Dunwoody schools guide.
Home values
The typical home value in ZIP 30338 was $710,439 in August 2026, up 2.95% from $690,074 in August 2025, according to the Zillow Home Value Index. The index is a modeled typical value for the middle third of homes, not a sale price. It covers the whole ZIP code, which includes most of Dunwoody’s single-family neighborhoods, so it says little about Georgetown’s condos on their own. The citywide Dunwoody figure was $672,389, up 2.6% on the year. More in our home prices guide.
Parks and trails
From the city’s park data:
- Georgetown Park, 4400 Dunwoody Park Drive: playground, bocce courts, gazebo and open space.
- Pernoshal Park, 4575 N. Shallowford Road: basketball, pickleball, a pavilion and open space.
- Dunwoody Trailway: the shared path on North Shallowford Road links two sections of the trailway, the plan says, toward Brook Run Park to the northeast and Two Bridges Park in Perimeter Center to the west.
The plan calls for a North Shallowford path, sidewalks along Cotillion Drive to North Peachtree Road and a regional trail with the I-285 Top End project. More in our parks and trails guide.

School shares come from every address point inside those edges in the city’s GIS data, matched to the district’s attendance zones on Oct. 5, 2026. Store locations are © OpenStreetMap contributors.
