Where it is
The 2025-2045 Comprehensive Plan, passed by the City Council on Oct. 14, 2025, describes Ashford this way:
- It is “centered on the upper reaches of Ashford Dunwoody Road and Ashford Center Parkway” and “acts as a transitional area between Perimeter and Dunwoody Village.”
- Its land uses are “medium-intensity public-institutional uses (including City Hall),” office buildings and garden-style apartments.
- It was part of the Perimeter character area until this plan. “By carving it off, it signals a shift in thinking about this community as a place in its own right,” the plan says.
- The plan wants better walking routes to the MARTA station and to Dunwoody Village, and allows buildings of 2 to 4 stories, up to 5 for commercial buildings.
City Hall is at 4800 Ashford Dunwoody Road. The city’s address data has 626 addresses in the area, most of them condo and apartment units, and every one is in ZIP code 30338.
Homes
The city’s map of subdivisions and multifamily buildings lists The Ashford Condominiums, Jefferson at Perimeter apartments and an assisted living community in this area. The plan lists townhouses, cottage courts and small plexes among the housing types that fit here.
Schools
Of the addresses in this area, this is how they split in the DeKalb County School District’s attendance zone map for 2026-27. Scores are 2025 College and Career Ready Performance Index (CCRPI) figures from the state’s School Grades report.
| Level | School | Share of addresses | 2025 CCRPI |
|---|---|---|---|
| High | Dunwoody High (report card) | 100% | 76.7 |
| Middle | Peachtree Middle (report card) | 100% | 71.0 |
| Elementary | Vanderlyn Elementary (report card) | 88% | 94.1 |
| Elementary | Dunwoody Elementary (report card) | 12% | 83.5 |
The state averages were 76.9 for high schools, 78.4 for middle schools and 78.6 for elementary schools. More in our Dunwoody schools guide.
Home values
The typical home value in ZIP 30338 was $710,439 in August 2026, up 2.95% from $690,074 in August 2025, according to the Zillow Home Value Index. The index is a modeled typical value for the middle third of homes, not a sale price. ZIP 30338 covers most of Dunwoody’s single-family neighborhoods as well, so the figure says more about the ZIP code than about the condos and apartments here. The citywide Dunwoody figure was $672,389, up 2.6% on the year. More in our home prices guide.
Parks and trails
The city’s park data lists no park inside the area. The nearest, each about 0.7 miles from its edge, are Two Bridges Park, 50 Perimeter Center East, to the south, and the Dunwoody Park and Nature Center, 5343 Roberts Drive, to the north. The plan calls for extending the Ashford Dunwoody Road path from Perimeter Center West to Mount Vernon Road, which would run through Ashford. More in our parks and trails guide.

How we drew this area
Ashford is a character area in the city’s 2025 comprehensive plan. The city’s GIS layer still shows the older map, so we drew Ashford as the northern part of the old Perimeter area, matched against the 2025 plan’s map. School shares come from every address point inside those edges in the city’s GIS data, matched to the district’s attendance zones on Oct. 5, 2026. Store locations are © OpenStreetMap contributors.
